The commercial real estate market is full of very good agencies and sales staff. Most will be willing and able to show you what, and how many properties they and their companies have sold and leased over the preceding 12 months or so. They will be able to tell you how hard they have work for their vendors and how efficient they are for their purchaser clients. I know that the vast majority of them are hard working, but the truth is that because the industry is commission only based, the one person that they are really working hard for, is themselves. That's not unreasonable, I have been there for over 27 years and know that an agent can say and believe as much as they like that they are working diligently for their clients, however the personal reward response kicks in when they can see a deal taking too long to come together or starting to head south. The mind set of, cast around and move onto the next opportunity that can produce an income, is overpowering
While I still hold a practicing Real Estate Agents license, I am not actively trading as an agent, however, I can offer you the experience, knowledge and market expertise that I have gained over the years, to quietly (off market) sell your property or negotiate to purchase one that may not have been listed for sale. Such is the power and benefit of off market transactions, that the astute investor is often able to acquire quality property, on negotiated terms, without having to be in the competitive environment of an openly marketed property through the conventional channels of a real estate company.

The over riding key to the success of any off market transaction is to create a plan and strategy early in the process and stick to it. Experience has taught me that if the process is started, either acquisition or disposal, without a plan and strategy in place, the chances of the transaction succeeding, are substantially diminished.
